Security system maintenance plans for commercial buildings
For property managers, condo boards, facility managers and business owners in Alberta and BC who want their security systems checked before something breaks.
Updated
The quick answer
A maintenance plan keeps access control, cameras, intercoms and alarms working before something breaks. Plans include scheduled inspections and testing, camera health alerts, UPS battery checks, firmware and software updates, pre-winter checks, 24/7 emergency service and same-day service when it’s available. Each plan is built around your building: the systems you have, how hard they work and how often they need a visit. There’s no price list, so ask us for a plan after a site walk.
Why maintenance matters
| What wears out | What it causes | Read more |
|---|---|---|
| UPS batteries | The backup that keeps recorders, controllers and network gear running fails in the next power blip. | UPS beeping, system down |
| Recorder hard drives | Drives fill up or fail, and cameras stop recording without anyone noticing. | Camera offline or not recording |
| Clocks | Recorders and controllers drift, so video has the wrong time and doors unlock on the wrong schedule. | Recorder wrong date or time |
| Firmware | Old firmware leaves known security holes open and features broken. | DVR to NVR upgrade |
| Locks, strikes and closers | Worn parts leave doors that don’t latch, lock or release properly. | Door strike not unlocking |
| Cold weather | Frost, snow and ice hit outdoor cameras, gate readers and exterior doors first. | Winter security problems |
What’s included

- Inspection and testing of doors, readers, locks, strikes, closers and exit hardware
- Door contacts and forced and held-open alarms checked
- Intercom calls and door release tested
Cameras and recorders
- Camera health alerts when a camera drops offline or stops recording
- Recorder checks: hard drives, recording, retention and the clock
- Cameras cleaned and re-aimed where needed
Power, updates and seasons
- UPS battery checks and alerts, with replacement when batteries are worn

- Pre-winter checks of outdoor cameras, gate readers and exterior doors
Service and records
- 24/7 emergency service, plus same-day service when it’s available
- A written report after each visit

Alarm panels are part of the plan too: sensors, keypads, batteries and, where the alarm is monitored, the signal to the monitoring centre.
Who it’s for
| Building | Why a plan helps |
|---|---|
| Condo and apartment buildings | Fobs, intercoms, parkade gates and cameras get heavy daily use, and residents notice the moment one fails. See condo boards and property managers. |
| Offices and multi-tenant buildings | Tenants expect doors, elevators and visitor entry to work every morning. |
| Retail, restaurants and light commercial | Cameras and alarms need to be recording and armed on the night something happens. |
| Industrial sites and yards | Gates, perimeter cameras and remote equipment face weather, dust and long cable runs. |
| Schools, clinics and community buildings | Lockdown buttons, door schedules and cameras need regular testing, not just repair after a fault. |
Systems we maintain
We maintain access control, cameras, video intercoms, intrusion alarms, parcel lockers and networks from the 27 brands we install and fully support, plus existing DoorKing, RBH Integra32 and Hikvision systems.
We also maintain systems other companies installed. If admin access is missing, our System Rescue team regains it on systems you own before the first scheduled visit, and the documentation we write stays with you.
How it works
| Step | What happens |
|---|---|
| 1. Assessment | We walk the building and list every system with its brand, model, age and condition, and note anything that needs repair now. |
| 2. A plan | You get a written plan: what we check, how often, which alerts we set up and what’s included. Pricing depends on your building, so ask us. |
| 3. Scheduled visits | We visit on the agreed schedule, inspect and test each system, update firmware where it’s safe to, and fix small issues on the spot where we can. |
| 4. A report after each visit | What we checked, what we found, what we fixed and what to plan for, including parts nearing the end of their life for your budget or reserve fund study. |

Maintenance plan questions
Will you maintain a security system you didn’t install?
Yes. We maintain systems installed by other companies, and first regain admin access on systems you own if it’s missing.
How often do maintenance visits happen?
It depends on the building, the systems and how hard they work. After the assessment we recommend a schedule, and you can change it.
Does a maintenance plan include emergency calls?
Every plan includes access to our 24/7 emergency service. What the plan covers and what’s billed separately is written into the plan before you sign.
Can one maintenance plan cover several buildings?
Yes. Property managers and owners with several buildings can have one plan, with a schedule and a report for each site.
Is a maintenance plan worth it for a small building?
Often, yes. Even a small system has a recorder, a UPS battery and a few doors that wear out. A plan can be as simple as one visit a year plus health alerts, and we’ll tell you honestly if you don’t need one.
What are camera health alerts?
Alerts that tell us when a camera goes offline or stops recording, so it can be fixed before someone needs the video.
Do you update firmware as part of a plan?
Yes. We check each update first and schedule it so doors and cameras keep working.
What does a maintenance plan cost?
It depends on the systems, the number of buildings and how often we visit. Ask us for a written quote after a site walk.
