The quick answer
We help condo boards and property managers keep doors, fobs, cameras, intercoms and parcel lockers working, plan upgrades that fit the reserve fund, and take over systems left behind by other installers. You get one team for service and repairs, 24/7 emergency service, remote help with fobs and residents, written quotes split into phases, and admin access and full documentation kept with the condo corporation, not with us.

Reserve fund planning
Alberta’s Condominium Property Act requires condo corporations to keep a reserve fund for major repairs and replacement of common property, which includes equipment the corporation owns. A reserve fund study, prepared by a third party, must be done at least every 5 years and should look ahead 30 years. The board approves a reserve fund plan based on the study, gives owners a copy before putting it in place, and reports on the reserve fund every year in the annual general meeting package.
Security systems wear out on their own timeline: recorders, cameras, door controllers, intercom panels and backup batteries all reach the end of their life. We can give your board or study provider the equipment list, with the age, condition and likely replacement timing of each system, so the study reflects what’s really on the walls. The province also says the reserve fund isn’t for ongoing maintenance, so ask your manager how a maintenance plan fits your operating budget.
General information, not legal advice. Check the Government of Alberta’s reserve fund page, and ask your condo lawyer or reserve fund study provider what applies to your corporation.

Our help and how-to guides cover fobs, residents, intercoms, gates and cameras.
Upgrades in phases
Most buildings don’t replace everything at once. One way to phase it: fix the most urgent problem first, such as an intercom that no longer calls residents or fobs that can’t be replaced, then the front entrances, then parkade and amenity doors, then cameras. We plan each phase so the parts work together and nothing installed early has to come out later.

Privacy and cameras
Condo corporations in Alberta are covered by PIPA, and in 2025 the privacy commissioner’s office found one condo’s common-area cameras didn’t comply because it hadn’t shown the collection was authorized. Before you add or change cameras, read our guide to security cameras and privacy in Alberta and talk to your lawyer. We set up camera views, user accounts and retention to match your camera policy.

Condo board and property manager questions
Can you work with our building’s existing security system?
Yes. We work on most commercial brands and take over systems other installers left behind. We keep what works and only recommend replacing parts that have failed or are no longer supported.
Can you help with our reserve fund study?
Yes. We can give your board or study provider an equipment list with the age, condition and likely replacement timing of each security system. The study itself is done by your reserve fund study provider.
Can condo security upgrades be done in phases?
Yes. We split the quote into phases so the most urgent work goes first and later phases fit future budgets.
Do you manage fobs for residents?
We can add and remove fobs and residents remotely for the property manager, or train your staff to do it. Our help guides cover Kantech, ButterflyMX and Mircom TX3.
Do you work with management companies that have many buildings?
Yes. One team supports access control, cameras, intercoms and parcel lockers across your buildings, with documentation and admin access for each corporation.
Who keeps the admin access to the condo’s systems?
The condo corporation. We hand over admin access and full documentation on every project.
Is there help for condo buildings after hours?
Yes. Our 24/7 emergency service handles doors that won’t lock, gates that won’t open and systems that are down.
Can you help explain a security project to owners?
Yes. We can write plain-language summaries for a newsletter or AGM package and answer technical questions from the board.
